First Live and Hold Deal

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $302,500
Cash invested: $5,000

Utilized VA Loan for a House Hack for my first Rental Property. Started renting it out in Summer of '24 when I first moved! It's a starting point for the portfolio, and it's given me the itch to find more!

How did you find this deal and how did you negotiate it?

Spent a summer weekend hunting for on-market deals on days off with a realtor. Finally found this one and took advantage of the low interest rates by winning the bidding war with an offer slightly above asking price.

How did you finance this deal?

VA Loan

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

For Realtor Finding the property, I worked with Courtney Boll of the Re/Max Group. I would recommend her for anyone new to the Kitsap County Market. Additionally, I'm working with the RE Ally Property management team, who was able to find a tenant to rent at slightly above market rates without any vacancy.
