I have managed all of my properties myself, even from 2,000 miles away, and the best advice I have is to screen tenants thoroughly.

My advice is to buy properties and not just create a job managing other people's properties.Also you should be a licensed PM and have insurance to manage other people's properties legally.

One more tip – people remember stories that trigger their emotions.

I am not a realtor, so I look at it from the gaining contacts and knowledge, market updates, partners, sources, friends and things like that.

I also have a list of screening questions I use in my first phone call with prospective tenants.

I would try and either source a partnership with an Investor who has built successfully before, OR, source a licensed GC builder who you can partner with similarly.
