I JUST posted my first LTR for rent
I'm pretty nervous at the moment. I've never screened tenants nor did I think I ever would be. I want the experience self-managing, and I've committed to RE investing! I have a system in place for how I plan to handle this phase of placing tenants, but please, anyone who comes across this post please give me good tips, like what are some common questions I'll get asked? What are some forms I should be sending tenant prospects? Any and all advice is welcomed.

Congrats on posting your first long term rental for rent!
Use a standardized application that collects:
Full legal name and contact info, Social Security Number (for background check), Employment and income details (past and current), Rental history (with landlord contact info), and Authorization for background and credit checks.
Do a Credit Check, Background Check, and Employment & Income Verification for tenant screening! Income should be at least 2.5–3x monthly rent. Contact previous landlords (ideally last 2–3) and ask if rent was paid on time. Check criminal history.
Selecting the right tenant will give you a great landlord experience, I would do a very thorough screening.
You may get asked about rent amount, lease term, pet policy, and occupancy limits for the listing. Good luck!!
