since you have managed so many properties, would you be able to refer a good handyman? I also wrote in my lease that I want to do a periodic inspection every 6 months, but I don't want to inspect alone. I'd like to walk through with a handyman (I adopted that from one of Brandon Turner's book). Any advice for conducting periodic inspections?

@Myka Artis Nice! Glad to hear you've had success self-managing using Avail. How would rate rate the tenant screening product they offer? Or do you use something different? And thanks for the suggestion for networking!

Brandon Turner wrote a book called, "The Book on Managing Rental Properties." In it, he includes a link with many forms. I recommend reading that book a few times, then reference chapters as a refresher when needed.

Hello, does anyone have experience using Angi.com for hiring contractors/handymen? Any other recommendations for finding reliable contractors/handymen? I don't have any maintenance task at the moment, but just asking in case I need someone in the future.

@Ryan Spath I love your advice! For banking, would you recommend Found.com? I heard of them on a couple on BP podcasts during an ad break. If you have other recommendations please let me know. I'm hoping to find a bank with built-in bookkeeping.

I hope I do not waste your time with this post, but I do not have firsthand experience YET with this bank, but this is who I plan to set up a business account with.

I have been researching this topic as well, and I have decided to try Found.com. I heard about it on a couple of BP Podcasts recently and they seem up-and-coming for small businesses. The software has built-in bookkeeping, and banking is done through Piermont Bank.

Hello,

Does anyone recommend using AI to create a lease? If so, which AI would you recommend? Also, say if I wanted to tailor a form, like a Notice to Vacate form. Would AI be good for tailoring such a form whilst still maintaining "legal language?"

I used ChatGPT to help create a few clauses I wanted to add to the lease Avail.com provides its users. It seems legit. Thoughts?
