. 💪 At the end of the day, real estate investing isn’t about hype or shortcuts — it’s about buying smart, managing well, and letting time and discipline do the heavy lifting.That company is just choosing to focus on properties that MAY be good for section 8.

I know it sounds like hype, but it is compelling. 

The plan is to borrow against the crypto at a safe LTV (around 30–45%)Then deploy the liquidity into short-term real estate plays, like: Fix & flip, Foreclosure or auction properties, Short-term rentals / Airbnb, Value-add resale plays.The idea is to keep the crypto appreciating in the background while using the borrowed capital to generate cash flow or flips — essentially a dual upside strategy.I’m NOT trying to overleverage or chase hype.

I just try to temper some of the tax hype to remind people that it’s generally quantitatively correct (unless you’re chasing a bad deal) and also to consider qualitative issues (i.e., does this AirBnB make sense for my life) and not force tax to drive the decision.  

And SO much of his stuff is just hype and marketing now. 

It is easy to poke holes at something that you don't understand and in some ways may be over-hyped and has a high dollar entry value.  

Ohio doesn't always live up to all the hype we read here. 

In a way, the hype dying down is a good thing, as prices jumped way too high post-pandemic.
