They can either repaint it themselves using the original paint specifications or cover the cost of our painter to do so.We agree that drafting a short lease addendum outlining these terms would be a smart step to clearly set expectations on both sides.

My point is this, I am actively involved/advising this investor, providing local vendors contacts (handyperson, surveyor, painters, etc) and I "don't wait for them to call me", I call them weekly. 

You have to find your own demo crew, painters, sheetrockers, all mechanical trades, floors, roofs.

It is a sort of evolution where you hire and fire until you find one that provides quality work at a reasonable price.The guy I hired and fired this week thought it best to simply paint over Teenage Mutant Ninja Turtle stickers rather than remove them (this was one of the more humorous problems I had with this worker).I'm currently searching for: Tile Installer, Painter, Plumber and handyman for small repairs ...or a good contractor to handle the project.

Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

So Jim that begs the question in your market that is what 30% Black where with huge unemployment numbers in able bodied Black men.. where are they in this equation and why are they not out there being roofers painters carpet folks etc. ?????? 

With the explosion of our rental and rehab business we need qualified contractors of any trade which includes: General contractors Electricians Plumbers Dry Wallers Tile and Carpentry Roofers Painters General labors General Maintenance Etc....I also have many good people I can refer out to help fellow investors in need.
