If you have any reservations ask the prime contractor to supply a performance and payment bond.

If you are not going to do the work yourself, I would just get an estimate from a contractor based on the scope of work you want to perform. 

Personally, I prefer real estate because I have more control on how my real estate investments perform than I do in the stock market.

The IRS doesn’t allow you to deduct personal living expenses, even if you perform the work through your own LLC.You cannot bill yourself through an LLC and claim a deduction.

You also have to be good with not making any money for a long time because it is almost always paid for performance (not hourly).
