Could you house hack something local that caters well to your industry and rent rooms to your colleagues?

I am considering leaving the industry and doing something in real estate.I previosly flipped a house and currently own one, six unit apartment building.I live close to Iowa City.I have a reasonable amount of cash and equity.In today's market, where do you see oportunity in real estate?

However, I do think AI will bring very disruptive change to our industry very shortly.

I don't know how long you've been in the industry, but if it sounds too good to be true, it usually is, especially when there is so much scam stuff happening in the hard/private money side of things still.
