Can we buy initially as an individual and then re-buy as an LLC in 30 days if refinancing isn't an option (though not sure how we'll get our 100k this route)?

Before going that route, I want to see if others have had the need to understand property management laws in NH. 

It might be hard to guess at this in a forum setting but if you are being required to have a downpayment then either the deal is not structured correctly, the lender isn't the type of lender we want to work with, or you are paying too much for the deal.Now, if you are coming out of pocket $5k...that's fine.

Traditional banks usually won’t do that on your first larger property, especially with a newer LLC, but alternative routes exist.

Owner financing with great terms, history of success as a sober living facility, location is great, on a bus route close to downtown, It would also make a great multifamily project if ever needed to change. guests are usually referred to us.

Granted, this is just an app to get pre approved, but I'm concerned that without all the correct DSCR needed information, the process will get stalled.
