As such, I do not owe fiduciary duties to either party, and in fact, could get myself into trouble if I appear to be acting on behalf of one side or the other.But I see no harm in informing the title company about the assignment fee insurance (which would probably cost few extra dollars, like PIP insurance for drivers) , so they can offer appropriate coverage to the buyer.
