Some of the ones I use cause headaches for the sellers agent as they know how detailed the reports are and sometimes will scare off the buyer and the deal falls apart.

They only get paid if they provide loan products, so they're going to do everything they can to find a product you qualify for. 99.9% aren't lending you their own money, or money they're personally tied too, so there's no concerns you will scare them off.
