Beth made it clear that she was not willing to investigate my case and told me to “file whatever you need to file or just wait for court.”On August 13, 2025, the District Court confirmed in open court and her written order that the Defendants had not paid and that the matter should not have even reached a hearing.

Before signing the work authorization contract, I mentioned I might bill through insurance, and she said I should sign the contract anyway and she’ll internally switch things to insurance and have the tech document everything on site to ensure that insurance would have no doubts.

This year my business partner and I started a sober living home; currently we are operating out of my business partners personal home and we are at capacity with a waiting list.

- Owners often make the mistake of using the highest comparables - when their units do NOT offer the same amenities, finishes and location perks.2) You PMC may be right in suggesting to wait for the following reasons:- Some tenants always seem to leave after ownership change- Some tenant want to see how good the new management is before deciding to stay or go- We're heading into winter, the WORST season to replace tenants!

I am still waiting for my funds to be invested.

It's all about what your comfortable with @Joe P.As @Todd Dexheimer mentions, get on a few more lists, research the sponsors you are interested in that meet your criteria. 

This is attractive to me because I can minimize the bleeding while I wait out the selling process.I understand if I do this, the risk I’d be taking is not being able to sell within 5 years and having my rates jack up.

I know you mentioned Kansas City and Akron/Canton, but I’d definitely suggest taking a look at Columbus, Ohio as well.
