You do have to have sales skills and a great follow up process but ifthe lead is free first, you're paying more in commissions every timewithout sharpening your sales skills.I've been in both positions as an Acquisition Manager.Except, I was either paid a fixed salary or I can get a big % of every deal closed on theprofit of the total rehab when the house sells.A fixed salary made me incredibly lazy, because no matter what happenedwith a lead, there seemed to be no loss.Until I looked at my numbers when I switched to a higher commission pay structure only.Isn't that funny how it was the opposite scenario of paid lead generation?

In all cases, the new property will still be reported on the same tax return as the old property - your joint returnYou might also do the exact opposite, "Drop and swap", where you would dissolve the LLC immediately before the sale and become TIC (tenants in common).

I even had one trigger just from heat (not humidity) in a vacant second floor unit in the middle of the summer.My solution has been to ensure those conditions are not created in these spaces, whether than means opening a window in the basement and using a box fan in the summer, or cracking open leeward windows on the second floor (in a manner to prevent water intrusion during heavy rain) on opposite ends of the building to create a bit of airflow in the summer.Lastly, I'll throw this out there in the category of "trust, but verify" - are you absolutely sure this is not tenant caused?

This is simply predatory in nature full stop.I have sold many of my OREO props on low down ZERO percent financing but they were at market prices and the buyers owned them free and clear in 24 to 36 months that works.. but long term contracts on these homes is not a solution for neighborhood revitalization just the opposite.

As a matter of fact, I'm seeing the opposite right now.
