It's a lesson learned, but you turned lemons into lemonade.  

When all is done I head to the office and and put in 4 hours of time, 2 cups of coffee, an avocado dip, lemonade and 46 miles travel on the clients bill.

Growing up i always used to love playing lemonade tycoon and all the other type of tycoon games i guess its always been a calling from the jump.

I say make some lemonade out of your lemon and put up some advertising (billboard or the like, whatever codes allow) and have some companies give you some passive income for advertising for them.

I realize you have the hassle of rehabbing the home and re-marketing it every time... but sometimes you just have to make lemonade out of lemons.
