@Jacob Wathen Don't mean to annoy you, but .. do you happen to have a link to that VR so that I can see the remodel, etc. and get an idea of where it is, etc.? 

It's great that you were able to buy in HI as it's one of the best places to own a VR...of course, I just may be a little biased about that!

I have always (until now) found that CPA's are VERY conservative, which isn't really a bad thing, but I changed to a new one who also personally owns VR's and he is really, really good. 

One in Paradise valley was being used for porn shoots.

If you know how many bedrooms and the general area within Gatlinburg I can do some quick research and plug everything into my VR performa for you and send a screen shot of the estimated weeks needed to break even, annual ROI and cash flow but here is what I would need to know: Are you self managing or hiring a manager? 

Another longer-term renter was shooting porn in our clubhouse bathrooms.
