I have always (until now) found that CPA's are VERY conservative, which isn't really a bad thing, but I changed to a new one who also personally owns VR's and he is really, really good.

If you know how many bedrooms and the general area within Gatlinburg I can do some quick research and plug everything into my VR performa for you and send a screen shot of the estimated weeks needed to break even, annual ROI and cash flow but here is what I would need to know: Are you self managing or hiring a manager?

As @Patrick Franta mentioned, if you do your research and buy right, it's hard to beat a VR on Maui.  

@Phil Wrigley the short answer is yes you will find it very difficult to cashflow a VR in this area and have financing.

It's really going to depend on what your wants, needs and desires are with the property and what level of comfort you have with being remote with respect to the different variables necessary to run a successful VR.

The harder problem is just common sense, like not building in flood plains...when will we lift some homes upwards to the airI doubt this will ever happen, except in VR worlds.
