I know the number of foreclosures varies widely by neighborhood, city, state, etc.But this current time seems like an investors' dream, when many homes can still be bought for 20 cents on the dollar.Anybody care to speculate about how much longer they think this abundance of foreclosures will last?

One of my main concerns about the Memphis market has to do with the abundance of turnkey companies there.  

Currently I have zero experience in Real Estate and have become intrigued with some of the success stories and abundance of fantastic information I have come across here on BP which was the driving factor of me wanting to become a member here so I can learn and hopefully one day contribute.  

Basically, I was willing to pay a 2% premium and still meet my target of roughly a 9% ROI.Once the bidding actually started it became abundantly clear that I wasn't going to end up with any liens.

Not sure what your situation is as far as a job or marriage or anything else that may be holding you back, but if you really want that dream you need to go all in, burn your ships, develop an abundance mentality and make it happen.

I do have abundant experience in sustainable agriculture but I'm completely new to real estate investing and tax liens.

And while I'll happily do anything based on value, there are a few things it's just not worth getting into for me (time-wise) as properties are abundant for us.I won't spend time on a major foundation repair on a rental. 

It is affordable because the resource is abundant here.
