@Joe Villeneuve  I get your strategy but I don't see the necessity to sell if you are sticking with SFR's, just refinance and save the realtor fees. 

Whatever the reason, people will always rent homes by necessity.

They typically require the same documents that the larger banks do and not all investors are able to supply these necessities.

I had a good handy man.. so that save PM fees.. in C and lower B PM for out of state is pretty much a necessity if your going to stay on top of your rentals at least if your rentals are not in area you live in.  

If it doesn't, like I hope, the funding for the necessities in society won't be cut off.

Josh,The "pitch" is almost a necessity - you even have "pitches" from others right here on BP.

I wasn't a big spender in the first place but I'm really trying to only spend on necessities to put as much money as possible towards a reserve. 

One size does not fit all.The Challenge:The biggest issue folks are having is lack of realization the the single greatest circumstance impacting the necessity for this tool or that has nothing to do with a particular transaction.

I am going to take the approach to find markets that make sense and learn the necessities to build a process to manage remotely through PM.

If you do walk, I'm positive there will be more opportunities in the coming months when over leveraged landlords are forced to sell out of necessity or fear.
