@JD MartinI went out for my first run in months this morning ... chasing behind a nine-year old on a bicycle ... a humbling experience for a fellow who once ran ultra-marathons for fun.When we arrived home, my son informed me the outing was an absolute success: he didn't crash (he only decided this week he should probably learn to ride a bike) and I didn't drop dead :-OI will conceded that I am more than a little heavy at the moment ;-)

Lots of us like a good poop, never heard anyone boast about being a "laxative guy" or an "enema guy."

If you DOM go from 20 to 40 that's double but still a ultra hot hot market.So why would you sell your home now?

I saw some purple Ultras and thought “how in the world can they do this twice?!!”

The only ppl that will be able to buy these deals will be the ultra-rich.  

Facts matter, not claims, and since I know there is no way to compare an HV franchise to a non HV franchise investor, the claim is empty boasting.  

NIMBYISM stalled project for almost 4 years and boasted 700 apts starting at 3K, an already scaled back Mall/shopping redo and 16K, 2 building Medical space (which also could get hit hard by tele med). 

There are laser light source projectors that last 20k hours or more, but most are weird brands.An ultra short through projector might make sense.

When we are running our numbers and analyzing deals, we are being ultra-conservative on the ARV.
