Also I'd recommend writing a cover letter to go with your offer saying that you are young investor looking to fix up the property to provide a family a nice place to live, yadayada...sometimes the sentimental stuff works and at the very least it could make your offer stand out amongst the dozens!

In case I ever come across something in that area :)P.J.I agree with your sentiment that off-market is the way to go in this market, but would take it even further ... mailers can work IF you are mailing to a list that is selective and generally difficult to put together.
