I then told him we would go ahead take the property he had just emailed, so he sent me over an electronic contract which I immediately signed.You can only imagine my reaction when he told me that your office, in its grand wisdom, "made an exception" and allowed someone with non-certified funds to purchase the house.

My initial reaction is to be concerned that window A/C units may not be satisfactory for the long term holding of this property, but I have no idea how much money it would cost to install a new system down the road.

Let me rephrase your question to see if I understand it correctly:I don't know the market,I don't know the financing restrictions (conventional or by seller)I can afford to pay lot rents that will decrease my profit if I don't get it right....butI see a profit in cans on wheels and I'm interested in learning this aspect.Okay, my gut reaction having been there and done that more times than I should have (even though I didn't lose money) is stay away unless you want to be in the MH business.There are wonderful people who live in MHs, but generally not the $3K kinds, so consider who you might be dealing with.In that light, if your tenants are not the responsible type, they have credit issues and perhaps other issues, will they take care of your property?

My initial gut reaction is that I would take the 150,000 to make nine $15,000 down payments (20%) on $75,000 single family homes in places like Memphis, Detroit, Pittsburgh, Jacksonville, Indianapolis, Ohio, etc etc).

I can call or get with any number of people and use FB and tell who is who and what they are about and what they do, who they know, who they are friends with etc etc to validate just about anything, even if I already know pretty much what I am going to do with the application from an initial reaction to meeting them.
