I don't want to have the properties connected and should I decide that one would be better becoming a buy and hold, I would like to put it in the next slot of the series LLC.

Slot machines, for example that say "98% payout" mean that, on average, they pay back 98 cents for every dollar bet.

So for most banks I have one 'slot' left to fill.However, there are 2 things to consider: 1) I have about 130k to invest right now, and 2) There is about 250k in equity in Rental 1.So I'm trying to decide, do I drain the equity out of Rental 1 and buy more properties?

For anything that's an emergency, myself or one of my representatives will make all arrangements and meet with the contractors at the home, and under those circumstances we generally dictate the terms directly to the tenant (i.e. there's no heat and the HVAC guy has one slot open this afternoon, that's when we are going to be there regardless of convenience). 

If you are out of fannie/freddie slots and only have a few properties that you haven't refinanced yet, why not roll the remaining properties into a blanket and cash out to max LTV. 

Thereby opening up more slots for you to buy your next property or refinance the property using a Fannie loan.

Which is basically the turn key business.Joe Bertolino  Agreed  there is so much more to CA OR WA NV ID UT   than just 20 miles from the oceans. in all these areas if you look just a little bit you can buy properties that will match mid west or deep south.. but generally not SFR's generally you need to buy units.. which is really a smarter move for many use up your loan slot for 4 doors instead of one... use your 4 mortgages for 16 doors instead of two. that type of thing.  

What are your thoughts about purchasing parking slots/spaces in commercial areas?
