Flat roofs have other issues, they always eventually leak and can puddle up large bodies of water for mosquitoes to breed.

Townhomes and Condos also present a whole host of other problems that close living seems to breed.   

I was recently reading different articles about interest rates and their fluctuations and I was wondering if someone could shed some light on the resilience of the owner financing space when the interest rates go up.

Every renter has to start somewhere, and most people will have something on their history or situation that isn't ideal, but that's part of the game.The felony is the only "real" issue I see, however I've had dozens of houses with dogs (of all sizes and breeds), and very often those backyards got thrashed. 

But aren't commercial properties at that price point more resilient to downturns?

The high end is the hardest to sell.In the long term, Bay Area real estate is very resilient. 

Just to clarify, I don’t care about the breed.

My wife (my business partner) and I got to where we are because of the resilience, hard working mindset and loyalty of our Vietnamese employees, peers and associates.
