Home inspectors can be great at the job they are doing for the basic aspects of a house but many times they don't know enough about specific items like a furnace to give a responsible recommendation.  

I don't use credit scores alone, I look for specific items.

Using the specific item prices, come up with your own $/sqft.

I've come to find out a lot of companies will charge for tonnage or charge more for specific items such as appliances. 

For instance, if I go to Home Depot and buy a vanity and a range for Property LLC and also buy a drill and some other supplies that will be used for all my properties, do I have to purchase the general supplies using my management LLC bank account, but the property specific items out of the Property LLC account?

Do you have suggestions on specific items to ask the seller for, other than cap ex, to try and lower my risk here?

An LOI is non-binding so don't get overly concerned.The best place to start is ask the seller if there are any specific items he wants to see in the LOI.   

I must also add that the Pennsylvania Association of Realtors (PAR) forms now seem to be password protected, so you might have to see if you can get the forms through a realtor.First, in PA the seller has to provide a "Seller's Disclosure" - there are some specific items that must be addressed in this by state law.

I never really need any advice from these stores beyond asking if they have a specific item in stock.Most times I cringe hearing advice they gave less experienced shoppers.The plus side, they are open on weekends and they have a great return policy.

I'd have charged them whatever the carpet cleaner charged plus the specific items at the bottom of your list.
