It was a furniture store. 17,500 square feet inside, .57 acre lot, parking right in front, but not in back so not ideal for a supermarket unless interested in buying the lot across the street (traffic study required).

My experience has been that it is very difficult to quantify price appreciation and the time necessary for it to affect the value of your property; in general, a big commercial development like a mall or a big supermarket will help but it is really difficult to get the timing right.

It's not far from major avenues, but definitely not too close, and the mall a few blocks away has a Starbucks, a Chase bank, a CVS, and a supermarket.

He rented to one that found Manhattan rents ridiculous, especially after 09/11 there was great demand for office space in Manhattan, so many Manhattan office based business moved to Queens, and even stores that's been vacant a while were rented, even a store that formerly housed a supermarket quickly became an office hub.Then, he had a barber shop tenant, whom he evicted, and left behind a fully equipped shop.

But the way I look at this example is I go to the supermarket I pay on time, bag my own groceries, carry my food out to the car and still the super market raises prices on food.
