When you purchase that property, you hire real estate agents, title companies, handymen, painters, plumbers, advertisement, people to mow the lawn while vacant and so on.

If we approve the color and if you pay for the paint and the wages of our preferred painter, and add enough to the security deposit to cover repainting to the original color when you move.Oh.Then we had one who is interested in a larger house that we are still working on.

Now your schedule has been moved twice and it makes your painter weary about your timelines on this job and he has a backlog of business already so he moves the big project he had scheduled after you up because it's going to pay well and when your job is ready he sends the skeleton crew out with some new guy that creates more problems than he is fixing.

For instance hiring an unlicensed painter will be looked at differently than hiring an unlicensed person to do HVAC work.
