This advice could get the LL sued as I know of no jurisdiction where it is legal to charge the tenant for normal wear and tear.It is also why there is an anti-LL sentiment and terms like slumlord.Terrible advice because it is illegal, but it is also morally wrong. 

I mean,  I am anti wholesaling (I think it skims equity from owners) but are you really going to lose this deal for a few hundred bucks? 

Needless to say, another added cost and burden, aside from the already anti-landlord legislation that has passed. 

When the California legislature passed tougher anti-crime laws in the 2000s, the legislators knew they wouldn't work (based on Justice Department statistics), but elected officials have to do what the voters want if they want to keep their jobs (assuming the Supreme Court is OK with the legislation).I believe each person is an individual and should be treated as such.

So is this heat lines in boiler that are freezing..If so we would use a product called POLY GLYCO we got it from our heating supply contractor,, 5 gallon jugs, we consulted with them as to how much to add to our boiler system, this is a anti freeze type liquid that works wonders in old farm houses, and like ours a real badly designed, under insulated motel style building 24 units,, our pipe would freeze and split open like crazy.. 

Anti-landlord = increased risk, increased risk = increased return needed, rent control =/ increased return?

Regarding the entirely unrelevant tangent regarding investing in red states vs. blue states: while there *is* a demonstrable correlation between "blueness" and overall anti-business environment, that doesn't mean you can't invest in blue states.
