I usually recommend clients a pretty easy cosmetic rehab which is refinish floors, replace cabinets with modern white ones, add a white stone, new appliances, new bathroom vanity/mirror/light fixture and add in unit laundry. 

So if you do get ripped off, or warn people of ripp offs your post gets deleted and you get a warning.

If I were to come into $1,000,000 I would look for a property that is 45+ units in size with a "B" upside potential after moderate improvements (new appliances, new hardware, lighting upgrades, new flooring, bathroom updates, etc.).However, if I could not find a suitable project that size, then I would look for 2-3 properties that are the current size I am used to working with.

Put them on your black list  and warn others about them - they don’t read/care about what is written.

Ideally, I’d like to do a light, quick renovation to increase the property value and then rent it out.
