Decided we'd pull the trigger and buy the home, we spent about 1 month and half weeks renovating (40k in total).We listed July 2nd and got our first booking July 3rd here our final numbers for July Gross Revenue - 6.45k ( including cleaning fees )Florida Power & Light - $200Water Bill - $400 ( high because we did a lot of pressure washing and watering dead sections of grass )Cleanings - $249 ( I decided to take on the cleanings after 2nd rental )A/C malfunction - $749 ( during renovations we didn't change the filter enough and to much dust got inside )Mortgage - $3,600 ( 9.35% interest + taxes and insurance with a 3yr pre penalty fee ) Net income - $1252Any suggestions would be greatly appreciated wether it be upgrades, photo selection, finance or you just hate it over all let me know!

Their website says that infrared scanning is "using the most technologically advanced tools available allows us to detect moisture that is invisible to the human eye, and with these we are also able to locate areas throughout a home or structure that have overheating or malfunctioning electrical components. this work brings a critical difference to a home inspection".

There are some breaker panels which have a history of malfunction and instances of fire ... your insurance provider would likely encourage you to replace them.Finally, if you are upgrading/modernizing the electrical in the building, the existing panel(s) may have insufficient capacity: you may need/want to upgrade the entrance size and/or may need to add more circuits than the panel supports.
