A good compromise would be to 1031 into a passive 1031 complaint product (whether bricks and mortar or something like a DST). but manage the debt so it becomes non-recourse to you. 

That way, if you receive an approval that has a something other than $0 and $0, then you call the negotiator and try to make them compromise.
