Getting permits can be a nightmare, and the sentiment in government seems to be leaning more and more towards anti-development.

I share in your sentiment regarding the 30k/year going to someone else’s pocket, and that is really driving my desire to start local and, like you said, continue to pursue OOS investing after.

My partner and I have been reading a lot recently about how hard it is to buy a property in New Jersey that produces positive cash flow.We made an offer that has been accepted on a property in Perth Amboy NJ and so this sentiment has us nervous.

I had considered Philadelphia at one point but became a little discouraged because of those same sentiments.

Some tenants my have valuables in the house and you don't want to be in a position of something valuable (actual value or sentimental) missing. 

Although a book can't offer that live-networking aspect, i feel Bigger Pockets offers that.So my question is, what is the sentiment around here on paying $5K+ to avoid having to search for all your networking needs.
