I think you will have to compromise a little.

With all of this, it is possible that you still may not be able to come up with anything worth it for you personally to invest in ... that is ok ... keep looking and studying ... better to keep looking than to compromise your standards and get into something you may regret later.

If you both agree / compromise on everything, then the friendship can't get in the way later.

I wouldn't compromise your safety for a bad area..    

I am right now thinking about owner-occupant however I have children and their routine and comfortability may be greatly compromised.

If there is a valid reason, maybe you could get a compromise from him to activate the electric once every 6 months to avoid the issue brought up by @Jerry W. 

What should i do as this person is not willing to show me all of the financial documents, unwilling to compromise and I am unwilling to fund this deal any more.
