We own in the Chicago suburbs and it definitely differs by the town/city.We also owned a rental in Baltimore (in the city proper) and some of the rules were pretty intricate and it seemed that while the resources were in place to support a remote landlord, there were plenty of challenges in doing so.

The guys that would take two weeks will do amazingly intricate and high-quality work, but if I were paying them per hour, it would be at a cost that I wouldn't incur even for my personal residence.So, while I might say that tiling the bathroom is about 2 days work, if he's a quality tile guy, he could probably justify two weeks, which would put your cost at about 5 times what I suggest it should be. 

My places are a century old with intricate & beat up casings at least 5", a real pain to brush.

Some of his methods are far too intricate to grasp as a novice and will require the assistance of a local mentor to help with structuring the deals.

It's obviously more intricate than that, but you get the idea.

He wrote a book for the masses.Having just written a book myself where I talk about some intricate Real Estate deals I've done in the past, I'm starting to understand the limitations your own material can have especially the wider your audience is.

It does have a rather large and intricate roof, which is why it was so much.I would suggest at least 6 months piti per property as well.

Not so much in actual terms of the deal (although that can be intricate also) but for the effects on the seller and/or their portfolio.
