Until recently I only had one tenant with a credit score of more than 600 and she had a Section 8 voucher and I don't have a single tenant that pays by check rather than by cash.

My one complaint would be with Section 8 tenants (and we sometimes have them) asking me to take yet another $100-$300 off so their voucher can cover a newly renovated place.

It isn't that sub-30k properties are undesirable, but looking for them in high crime areas will make your goals very difficult to achieve.Think of it this way: imagine you're a higher quality housing choice voucher holder.

Some programs do a voucher, where they mail you the voucher, you fill it out, then send it back, THEN a check is cut, and mailed back to you, and you have to deposit it.
