Just would like to note to everyone racking their brains over the fact that I am unlicensed..I am not a property manager.

I'm not judging them for not having dental insurance, I'm just saying if you are from San Francisco you will have huge culture shock just driving 4 - 6 hours north.When I was in Crescent City, that was during the 2016 election and there were literally huge altars to Trump, too - giant wooden structures with huge decorated Trump signs/banners, etc. 

He have very outdated wooden windows.

I've seen deals that are "rack + $0.03/gallon" and others that get much better deals. 

It’s a beautiful wooden cabin-style property that I’d love to restore.

For example :-The type that insisted on going to the out of state liberal arts school and racked up $150,000 in student loan debt while acquiring their degree in English literature-Your neighbor that have two $40,000+ new cars in the driveway while saying it is way to risky to invest in real estate because you could lose money-Your friends that time boasting about all their 0% financing on their furniture then forget to pay the balance offPeople on BP tend not to be in these categories.    

We decided to replace wooden windows in a 2300sf flip we were doing, instead of rebuild them on a 1908 house.   

I have had several tenants leave their toilets like this.He built a big wooden fence behind the home, it looked like the Alamo because he didn't want us to enter the property. 

If you have no “reserve” capital, it can be nerve racking.  

Food wise I just do olive oil, spice rack, table salt, black peppercorns with grinder, baking soda & powder, and microwave popcorn.
