Hey @Keith Kotsch, so we use the Charisma/Berkshire lightweight comforters from Costco.They are nice and light, easy to wash/dry and they wear like iron.

If you fund interior improvements for a tenant (think drywall, HVAC runs, lighting, plumbing, etc.), most of that qualifies as Qualified Improvement Property (QIP).

We do all recessed LED lighting, drop ceilings in most cases to allow for more economical heating and cooling, butcher block counter tops, LVP flooring, tile shower, tile tub enclosures with tile bathroom floors and tile mud rooms.

Sadly the underwriting seems to have been an oversight in the areas you had mentioned, of course sponsors will always cast the brightest light on every situation but we and they must remember we aren't paying for their education but expect the experts to lead the investors thru experience and wisdom.
