You listed two but in broader terms financing (assumable, owner financed, sub to, fha, new 95% OO LTV that in most ways is superior to FHA, dscr, F/f conventional, NACA, VA, etc), value adds (development including ADU, upzoning, traditional rehab, sophisticated value adds that leverage localized rules, coop/tic, etc),  property types (residential, commercial residential, land, storage, MHP, industrial, office, camping, hotel/motel, etc), passive/active investment methods (GP, LP, REIT, nnn, self managed, pm, flipping, mineral right, lumber rights, etc), residential rent models (LTR, STR, MTR, rent by room, student housing, arbitrage, etc).

First, there are 3 others that evidence higher value, second, the market is likely appreciating in a strong sellers market, and third, my end product is top notch and superior to any of the comps (most likely) which would allow me to obtain the $349k and likely $355k or higher, but with those comps, I would peg ARV at $350k.Now, in a buyers market, I would Only use the $329k comp and ignore the others, so the idea is that the market determines how one should evaluate and adjust the comps.

This is true some times, but in some scenarios, brand new properties end up producing significantly MORE maintenance/repair headaches than older properties.The reasons are:1) Some building techniques/materials are far superior to those used in the past, but some are not, and some are unproven.

I always thought the saying “Cash is King” refers to buying power/ out-competing other offers that are using financing by offering cash, and that “Equity comes and goes but the cash always flows” was the trope of the “cashflow is superior to appreciation” crowd.
