Costs: survey, deed prep, recording

Analyzing deals and surveying the market.

Some of the issues we are running into that are either slowing the deal up or terminating the file completely. 1) Liens/judgements arising during the title search preventing the sale2) One off issues, such as shared driveway issues, shared parcel issues3) Death certificate ordering (slowing down process) 4) Abstract & Survey updating (taking about 3 weeks to complete in our area) 5) Attorney Communication (When our attorneys are not on one side of the deal) These are just some of the issues that we are seeing in our market.

We’ve put in offers but a lot of condos either need to pass a survey by the lender or we need to put 25% down which would wipe out our second mortgage and most of our savings which I don’t feel comfortable doing.

I'm going to have it surveyed to get this process started.

I’m wondering if there’s a way to have them fill out a quick survey or do I just maintain a standard text message with questions?

I got the boundary survey when I was signing the documents and boom... the concrete slab on the side of the house in into the neighbors property.
