If you want to do it temporarily and without opening up the trunk line, then close the vents and tape cardboard on the inside of the vents.

Appreciation is just the cherry on top.The last few years Toledo somewhat caught up with appreciation but I believe we are capped now.It's a slow moving market and always behind the rest of the country.There is just not enough demand/infrastructure growth like in other markets to support continued appreciation.Historical data shows the Toledo market appreciating at the pace of inflation which is nothing to brag about hehe.IMO, it's a cashflow play and you should consider building a larger portfolio because it will be safer.Owning 1-2 properties can be a "hit and a miss" and really not the providers or PM's fault.There is a high likelihood of turnover so it's important to build a larger portfolio.If you experience "drama" on 1 or 2 properties, the other 4-5 are performing and can subsidize any losses incurred on the few that temporarily aren't performing.Wishing you much success

It's pretty hard to do that unless you start out lower than you're willing to go, which also means that might upset some sellers unintentionally.My agent is actually more aggressive than I am on offers, there are houses he's wanted me to offer on but I've kind of passed temporarily because I don't think enough time has passed for them to actually think about it (basically houses that will never sell at the listed price and are 10's of thousands away from what I think they'll actually bring).

I again suggested he use some of the money to get a storage unit for his things and then rent a room or couch surf temporarily until he could find other accommodations.He still wasn't a happy camper.

The way I look at it is I can always lower my life style temporarily to stretch that out plus if you're that worried that the money won't last hustle to get some money in while fixing the situation that's draining your account.
