I believe that's why Brandon recommends trying to find markets where 2%/m gross rent return is possible, but it's also why the responders above are suggesting that just $450/m rent will mean that even one big ticket item like roof replacement can wipe out ALL your profit-to-date.Every market will have it's "sweet spot" of compromise between rent return vs likely expenses, vs appreciation / value adding potential.

Utah senators kill compromise bill giving tenants more notice of rent increases I do 30 days on mine and I don't raise rents more than once per year.I don't think the government should get more involved in property management.

Day of the install after all the material is off the roof you’re asked for more money due to lack of material, i.e. compromised wood that was not inspected when it should have been.Just like a mechanic, you probably wouldn’t trust him if he told you you needed a new transmission but never popped the hood.
