Could this be a hidden opportunity in that I could renegotiate for a lower price? 

If the income expectations are lower based on the smaller square footage and the third bedroom really being a dining room then I would renegotiate.

If you investigated and learned that the appliances were not included in the sale, that would have been your opportunity to contest what the seller was advertising, or you could have renegotiated the sales price.
