Real estate is local, but in my area we're seeing homes stay on the market much longer, sellers willing to negotiate and concede things, and a slight decrease in home values.Also keep in mind a few years ago when all an agent needed to do was list a property to get a bidding war going every agent looked like an experienced pro.

How about this: I'll concede, if I could find a Heloc with a lower rate than my primary mortgage, say at least 50 basis points, I'd use the velocity in a heartbeat.

I would imagine many as is sellers would rather concede a buyers credit instead of seeing the sale fall through and having to disclose the defects that were discovered.
