Do you recommend both of us becoming licensed as real estate sales associates (agents with clients) or does one suffice?

I want to avoid following leads that want different financing than I can offer (or know I need to pursue different funding), or bothering the lender all the time if one letter suffices for multiple offers.

If you have low debt payments your current taxes might suffice.

I've done this many times, just send a copy of the statement from your LOC, that should suffice.
