The sister I wouldn't close on the property until they are out and locks are changed.The profit margin would have to be very large to deal with all the "hair" (problems) on this deal.

Same, 5% ish tops with some hair in it. 3.5-4% for A class.Imagine if these cap rates were advertised for what they are - return on investment.

If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon.

Don't have to be on the deed even to declare it your homestead.It may be splitting hairs, and I may have been unclear in my initial post, but I believe homestead laws are designed in part to protect non-title holding spouses, so if the new wife moves into her husband's house he cannot sell or mortgage without the wife's consent nor can it be forced to be sold to pay involuntary creditors (as opposed to voluntary creditors such as mtg/DOT lenders).
