Total cost to rip everything out, re-plumb, and then re-finish could be around $40k-50k--and that's if you don't run into asbestos (which you will), and if you don't run into knob & tube (which you will)...this house is a lipsticked pig.

Search on the Biggerpockets You Tube channel "high cash flow markets" and you will find a video from a few months ago on the top 10 cash flowing markets in the US.

That and when the tv broke and I said "man, if we could just go buy some vacuum tubes" and kids looked at me like "wtf did Dad just say" lol. 

I'd be looking at discounted homes built after 1960s to make any money and would have to be 60% of value which I just don't think exists anywhere right now at scale. not 100 year old homes boarded up with knob and tube wiring, old HVAC, cast iron plumbing, etc. might as well build. a house @Robert Ellis Can you post a link to the houses you are building for $120K all in?

Be sure the knob and tube wiring is gone if it's an old house.
