Never done one since I can not do one locally with the capital we have available and decided we did not want to assume the risk of overseeing a remote rehab thus the VR route.

I understand the reluctance, but look at most spaces available, they have a big broker sign since most guys want to see the space at the location - Something VR can't do.Well, I guess VR could, but have no idea how you accurately capture the ambiance external to the space :)

Her husband @Luke Carl is also the Yoda of remote VR management.

When one goes to official government sites, they have their new addresses, but some of the other ones are not updated well.They did leave the house full of the sickest porn one could imagine....and filthy. 

I buy foreclosures and distressed, so during the initial rehab I'm always finding porn, drug paraphernalia, occasionally falling through rotten floors, evicting wild animals, discovering termite damage, etc.

dont agree. one person downloading child porn can expose you to potential trouble.That is like saying you don't need insurance because you haven't had a fire for lawsuit yet.
