Clean the outside compressor coil (no need to disassemble it, just shoot the hose through the grills from the outside) with a high-pressure nozzle on a simple garden hose attachment.

The couple on the first floor have been there since before I bought the place and have a lot of stuff in the backyard (plants, grills, patio furniture).  

While inspecting the grounds of duplex in CA, I saw a charcoal grill on the second floor wood balcony.

There is also one down in Kenosha every second Thursday of the month at 7pm at the Birchwood Grill.

Anything beyond that (cable, wifi, Netflix, outdoor grill, etc) is a bonus to them. 

Later we tried to use the grill, and the propane was empty.

Hire a professional Realtor and really grill them on how they plan on marketing your property and listen to them on pricing.
