There is no need trying to pretend someone is deceased.

Now I am no Pollyanna and certainly wouldn't tell a tenant the answer to any question, but pretending that I am a PM and don't own the property seems like a big lie and an easy one to get caught in.

The more that people do so, the harder it will be for the mainstream press to pretend that investors are just a buch of sheisters and slumlords.

Figuring your expenses is more difficult, but even pretending you are paying yourself $800 a month (for a total of $1,600) and applying the 50% rule that would be $800 (I don't think it will be 50% since there is no vacancy or management fees on your pretend rent).  

They setup multiple traps for you to stop contacting them to stop daisy chaining, fake locks, and pretenders wether they are buyers, sellers, other wholesalers.

You are definitely an inspiration, but please don't pretend that every other 20 something getting started in real estate is like you.
