If I saw similar properties, in close proximity, that have sold in the last few months, especially if they were not on the market for very long and sold for cash, I would be all over the deal.The flip side is, if nothing has sold in that area for the last 3 years, I don't think I'd like to be the guy blazing the new trail, so to speak.

I blazed through Rich dad poor dad the day i bought it after hearing just about every guest mention it on the bp podcast. returning to the podcasts after the book the stories are not only influential but incredibly informative. as i sit analyzing deals all i can hear is  Brandon's voice as the new voice in my head. i attempted a flip this week. found a great property in tacoma next to a nice creek. went and looked at the house and after talking with the realtor i decided to put in an offer. was able to get an HML as was looking to get the rest funded. later today i received a text from the realtor saying the house wasn't allowed to be flipped. according to the listing agent the home must be a primary residence 60 days after closing. is that a thing?

That said, I have one tenant who works for a landcare company and yes I negotiated with him to knock down the rent and have him mow the lawn which he does at a blazing speed with his ZTR.
