We currently have access to manpower to scale up to handle more than two projects simultaneously.

I think your about right on man power if your DIY.. a couple of my guys have right at 200 mid west doors C and B class. and its 2 partners working full time and full time maintenance... now they rent their own out and give referrals to lease bird dogs.

They are investing time, energy, man-power and often a good bit of money to put together these events, classes, resources, etc.  

This cost very minimal amounts of money however the man power that went into it was very high.The other 25% of the unit I paid someone to go over the existing walls with 1/4" dry wall as mentioned above...it was very costly (especially compared to spray/peel/scrape method) but it was no headache for me and all I had to do was prime and paint over it.If you can do the drywall yourself then definitely go that route...if you are not confident then I would at least attempt the spray/peel/scrape method to see what you can get done.

They charge $50 for this service6) At the time of the set out, you need to have the man power and supplies to get everything out of the apartment within 1-2 hours.  7) The set out items must remain outside 24 hours. 

They would show up at the bank or mortgage company (even stay home and just hit the streets soliciting loans) and the Manpower type employer could take a cut of the production.

When a tenant isn't paying the rent that's when the PM needs to spend the most money and manpower operating the property.

If you can do one successfully I could imagine you could do two, but do you have the resources financial and time/manpower to operate two deals at once. 

Permit issues, I've had a job shutdown cuz of arrowheads & blue bottles, material & manpower issues, high DOM etc.Even during the easy time after the GFC people lost $ and I saw alot gappers lose.

The amount of man power it takes to properly coordinate renno/maintenance requests coupled with the fact that our vendors give us discounts, makes me ok with it.
