I'd say $100 would suffice so she's not taking any of the risk.  

The on site surveillance cameras will certainly suffice.

Also, right now is not a good time for us to renovate the downstairs unit if we decide the lower rent doesn’t suffice.

I am not going to reveal the name of the cabin in this situation, but suffice to say that it wasn't appropriate for the area and quite silly.

That could suffice for a large unit count complexes but is going to be short on a duplex.
